The HIP will belong to you - If you wish to change estate agents, you will not need to pay for a new one.

 

We only use reliable and trustworthy professionals to visit your home and prepare the Energy Performance Certificate - you can rest assured that your property will remain safe.

 

They speed up the legal process when a buyer comes along - Your HIP will provide the compulsory elements AND all other documents your buyer's solicitor will find useful when reading, such as planning consents and tree preservation orders. This provides a complete picture and means that I will pick up on any problematic issues at the time of instruction rather than when you have found a buyer. Your buyer's lawyer will have fewer questions to ask and there will be fewer delays in obtaining documentation and information after you have found a buyer -the most risky time.

 

We only use official searches - These are replies from the local authority to a number of essential, standard questions. Personal searches comprise replies to the same enquiries but the answers have been found by a third party and are less reliable. The researcher does not have unlimited access to all of the council's records. Most mortgage lender's will only accept official searches. If you have a personal search your buyer may have to obtain their own official search which is likely to delay matters by up to 2 weeks. Alternatively, you may have to pay for an insurance policy.

THE REQUIREMENTS...

A HIP is a pack providing legal and other information about your property - it must contain a number of compulsory elements. All residential properties which are to be marketed for sale require a HIP. It is YOUR responsibility to ensure a HIP is commissioned.
